The buying process in Turkey

Signing the contract:

The buying process is very smooth in Turkey, once you have found your property and agreed on the details such as price, the sales and Construction Agreement (Purchase contract) can be drawn up both in Turkish and English.

In the contract the agreed sales price and the payment schedule is drawn up. Buyers details and sellers full property details and the Obligations of both parties.

Completion date of construction.

The property is free from restrictions

A bilingual Legal solicitor who is experienced in Turkish Property Law will be helpful but not a must.

Obtaining a Tax file number:

A tax file number is required by the Turkish local Authorities(Taxation office) to open a bank account for the transfer of the funds.Title Deeds to be signed under the purchasers name.

Military Permission:

This procedure is standard and common for all foreign purchase made in Turkey. This is to ensure the land on which your property is built is not military or strategic zoning. Once there is clearance on the property. The process of transfer can commence. The military search can take up to three (3) months. However more than likely it should take (1) month.

Title deed transfer:

The title deeds known as (TAPU) in Turkish will be signed by the Land Registry office .

On arrival;

Step 1 Payment of the Reservation Fee 1.000 TL
Step 2 Signing the Sales Contract
Step 3 Payment of the 1St Installment ( Made within 15 days of the signed contract )

We have a dedicated team of contracts and administrations officers that will go through the sales process with you both over the phone and email step by step.

Step 1 Payment of the Reservation Fee 1% of the purchase price
Step 2 Signing the Sales Contract & 50% of the purchase price or payment of the full purchase price (Power of Attorney or Solicitor required)
Step 3 Payment of the 1st Installment (Payment made by the following month of the signed contract)
